Downtown and Central Fresno - Wilson Island, Belmont, Huntington, Manchester, the corridors radiating from Van Ness and Tulare - is a different solar customer than suburban Northwest Fresno or Clovis. What Makes Central Fresno Solar Different

Smaller homes, smaller systems

A typical Central Fresno bungalow runs 1,000-1,400 sq ft. The right system is 4-6 kW - smaller than the 8-12 kW suburban installs we do in Northwest Fresno. Smaller systems still pencil out at typical payback periods because the PG&E bill they offset is correspondingly smaller. A 5 kW system replacing a $1,500/year PG&E bill pays back at roughly the same rate as a 12 kW system replacing a $4,500 bill.

Pre-1950 electrical service is the norm

Most Central Fresno homes built before 1950 have 60-amp or 100-amp electrical service. Modern solar interconnection requires 200-amp service for code compliance with battery storage (or 125-amp with main breaker derate for solar-only). Panel upgrade adds $2,800 to $4,500. We confirm and quote during the site visit.

Historic preservation review on some streets

The Wilson Island, parts of Huntington, and the Belmont area include properties on the National Register or in City of Fresno Historic Preservation Overlay zones. These require aesthetic review for visible roof modifications. We work with the City's preservation review to find compliant installs - often street-invisible roof orientations or detached garage placements - that preserve the home's character.

Rental and multi-family considerations

Central Fresno has a higher share of rental property and small multi-family than suburban Fresno. Solar still works for these - the owner benefits from the federal tax credit and operating cost reduction. For duplex and small (under 8 unit) multi-family, we model owner-paid vs tenant-paid utility scenarios and pick the financing path that fits.

Are there historic preservation rules for solar in Downtown Fresno?

Some streets, yes. Downtown's historic core - especially the Wilson Island, parts of Huntington, and the Belmont area - has buildings on the National Register or in City of Fresno Historic Preservation Overlay zones. Aesthetic review may apply. The Tower District commercial zone has its own overlay. Most residential streets in Central Fresno, however, fall under standard zoning with no preservation review for rooftop solar. We check before quoting.

My Downtown Fresno bungalow is small. Is a small solar system worth it?

Yes if the math works. A 1,000-1,400 sq ft Central Fresno bungalow typically needs a 4-6 kW system - $14,000 to $22,000 gross, $9,800 to $15,400 after the federal tax credit. Yes for buildings up to about 8 units (residential-scale solar). Above that, we treat it as commercial solar - see our commercial solar Fresno page. The key for multi-family is figuring out who consumes which kWh and how to allocate value. For owner-occupied duplexes, this is simple. For larger multifamily with separately-metered tenants, virtual net metering (VNEM) may apply. We model both.

Can NMS work with my Downtown Fresno HOA or condo association?

Most Central Fresno properties are single-family without HOAs. For mid-rise condos in the downtown core, solar requires HOA / condo association approval and is often impractical due to roof ownership and shared infrastructure.
